Oy-)A'AZo Robert W. Holt Sylvia Weiner Donald E. Barth Sylvia Weiner (nee Pflater), 90, of Wayne, formerly of Fort Lee, died Thursday, July 22. She was one of the co-founders of the New Synagogue of Fort Lee, a member of the Democratic Club and an original foundermember of the Main Street Senior Citizens group and served as its president for eight years. She coordinated its Altantic City trips.

She was the wife of the late Paul Weiner. She is survived by her daughters Eileen Gordon and Barbara Vogt and her six grandchildren. She was predeceased by her daughter Gloria Blitzer. Funeral arrangements were made by Frank Patti and Kenneth Mikatarian Funeral Directors of Fort Lee. Donald E.

Barth, 75, of North Bergen, died Thursday, July 22. He was a retired deputy fire chief of the North Bergen Fire Department. He is survived by his wife Dolores Barth, his daughters Jennifer Protas and Alison Colahan; his sons Donald S. Barth and Captain David J. Barth; his sister Maureen Grisez, his brother Wayne Barth, and his grandchildren Jake and Rachel Barth.

TO THE EDITOR: The Fort Lee Cooperative and Condominium Association (FLCCA) respectfully requests the Fort Lee borough council to either table or reject the current plans for the development of the Helmsley Property until the time that answers can be provided to the following questions: Traffic: Some time ago, FLCCA representatives urged that an agreement should be reached with the Port Authority concerning traffic management in the vicinity of the Bridge Plaza South entry to the George Washingto Bridge, an area that immediately abuts this property. That suggestion was made because of the many and continuing traffic jams, which will only be exacerbated by the development of this property. Has anything been accomplished or even attempted? At another meeting, we asked senior members of the police department if they had data indicating the number of Fort Lee residents who use the bridge during peak hours. We also asked whether traffic from Edgewater had subsided with the reopening of PATH and its reportedly high usage.

There were no answers. There was no information. What has happened to the extensive traffic studies that we have been told about for several years? Retail development: There has been a continuing discourse intimating that the retail development of this area will bring in upscale retailers. Specifically, who in the Town Country has experience with leasing retail space? When we raised the question at yet another meeting, we learned that the Town Country leasing agent is experienced in leasing office buildings, not retail space. Retail analysts have pointed out that the Fort Lee market does not have the quantity of population in the income levels nor the age brackets to be able to sustain the galaxy of retail specialty stores that would be necessary to have this section of Fort Lee become similar to Princeton, Ridgewood or Engle-wood, as have been mentioned by members of the administration.

With certain leasing concessions, the analysts point out, stores of the type envisioned might be able to be attracted to locate here. However, whether they would be able to generate the volume necessary to remain is questionable. If they depart, downscale retail establishments might be their replacement. To attract numbers of shoppers with the necessary demographics, stores at this site will have to gain many customers from the north and the west of Fort Lee. However, even if they can be enticed away from the many facilities already available to them, Fort Lee's traffic congestion may soon deplete any number that might attempt to shop here repetitively.

Ratables: At the tax rate projected by the preliminary budget the assessed value of the property would have to approximate $700 million in order to generate the $10 million in real estate taxes that has been announced. Using existing property assessments in other areas of the borough after completion of the revaluation as a basis, it would appear that a $650 to $700 million assessed valuation may be very questionable. It would appear that the assessed value may be considerably less, especially since assessed values for retail space is based on the net value of the lease. Current assessed values of existing properties also suggest a lower valuation. For example, the Hilton Hotel on Route 4, somewhat smaller than the proposed hotel, is assessed for less than $36 million.

Then there are the apartments which will approximate about half the number of the 1,266 in the four low rise and two high rise buildings of Horizon House, which is assessed at $289 million. Based on these numbers and the addition of the assessments that might be levied on the other commercial entities in the development, the total might approximate about half of that needed to generate $10 million in taxes. While an additional $4 or $5 million in taxes is not to be taken lightly, it is far below the $10 million announcement. The tax bonanza could be reduced even more if some of the commercial properties, especially the retail portion of the development, do not realize the potential envisioned. Holt, 76, of Fort Lee, died Sunday, June 27 at Holy Name Hospital in Teaneck. He was a 30-year resident of the borough. He was a retired salesman for Xerox Corporation. He is survived by his nieces Cynthia Holt, Alexis Holt-Wilkder-son and Diana Holt. He was predeceased by his brother Daniel J.

He is survived by his sisters Pauline Versandi, Katherine Colombo and Nancy Catania and his brother Anthony Passamonte. He was predeceased by his sisters Josephine Mantineo and Michelina Malvata.

Traute Zinn Traute Zinn (nee Betke), 85, of Palisades Park, formerly of Union City, died Sunday, July 18. She was the wife of the late Otto Zinn.

She is survived by her sons Richard and Erich Zinn; grandsons Richard and Michael and brother Edmund Betke. He was an owneroperator of Jerock Ventures in New York City. He was born in Greece and came to the United States in 1956.

He was a member of St. John The Theologian Greek Orthodox Cathedral in Tenafly. He is survived by his wife Georgia (nee Patrikios); his children Vickie and her husband Bill Papadopoulos and Peter and his wife Diane Rokkos; his grandchildren George, Michael and Catherine; his brother Spiro and his wife Stella Rokkos; his brother-in-laws George and his wife Popi Patrikios and Jerry and his wife Pauline Patrikios.
